My Journey to Founding Home Inspection Medellin
In 2024, after spending enough time in Medellín to know it was where I wanted to establish a permanent home, I decided to buy my first apartment. I approached the purchase process pretty methodically, putting in tons of research and having my attorney meticulously handle all the legal due diligence. I also had the foresight to insist on a technical inspection – something that’s not required by law in Colombia but which I knew was crucial for real peace of mind. You’d think that would cover all bases, right? But even with my insistence, the inspection itself was completely rushed by the agents. Their main goal seemed to be just getting the sale done quickly, which, I learned, is pretty common since comprehensive pre-purchase inspections aren’t really standard practice there. Because of their haste, we missed a big detail: there was no water heater installed, so the hot water system couldn’t be tested at all.
After closing, my excitement quickly turned into a major headache. As soon as I installed a water heater, I found out not all the hot water pipes were even connected. Then, a simple shower in the only bathroom with hot water caused a leak in my downstairs neighbor’s ceiling. Over the next few weeks, I faced four major repair issues, including tearing into walls to reroute plumbing and finally getting that missing heater installed. The nightmare continued with the electrical system; when I went to install air conditioning, I discovered the entire electrical panel and much of the wiring were completely outdated. What I thought was a comprehensive renovation was really just a surface-level job, hiding a ton of major flaws and quick fixes. It was incredibly frustrating, time-consuming, and unexpectedly expensive.
This experience inspired me to create the company I desperately needed then. Partnering with a skilled local engineer, we founded Home Inspection Medellin. Together, we’ve developed the most comprehensive inspection checklist specifically tailored to Medellin’s construction, guided by the demands of buyers who expect transparency, quality, and accountability.
